Ink Block: Siena Condos & AC Marriott Hotel
BEDFORD, MA (April, 2018)- In 2013, State Electric started on the journey in partnership with Cranshaw Construction in transforming the old Boston Herald headquarters site in the South End, into a thriving community with 474 residential units, a 205-room hotel, restaurants, and retail shops. Within the last few months, our Commercial Division has completed construction on the 5th and 6th buildings at Ink Block, AC Marriott Hotel and Sienna Condos. State Electric is the only MEP subcontractor to work on every building at Ink Block since ground-breaking. This speaks to our commitment of being an electrical contractor that Owners, Developers, Construction Managers, and General Contractors continually trust to provide outstanding safety, quality, and a high level of service on every project.
Project Manager Tom Mierzejewski and General Foreman Kevin Demarco, have done an excellent job managing all six of State Electric’s projects at Ink Block since the beginning. In March of 2016, work began on the 100,000 SF AC Marriott Hotel, the 5th building in the mixed-use community. It rises to six stories and offers 205 modern hotel rooms, with the amenities designed to give the guests all the essentials they need. Foremen Paul Dixey, Sen Li Chen, Mark Azulay, and the rest of the team completed all of the electrical work in the hotel in just over 21 months. The building has a wood structural framing which presented a great deal of fire stopping requirements. The team installed a vast number of life safety systems such as a complex fire alarm system, lighting inverters, and an area of refugee system. One of the unique features of the project was the large array of unique LED lights that are controlled by a cutting-edge lighting control system. The hotel also has multiple amenities including the AC Lounge which is a hub for social connection, AC Kitchen, fitness center, yoga studio, and conference rooms.
Construction of Siena Condos, the 6th building at Ink Block, began in March 2017 and had to be completed in 13 months to meet the owner’s compressed schedule. The SEC crew led by Foremen Manny Bettencourt, Paul Dixey, Keith Borsari, and Mark Azulay were up to the task and did a great job. The 8 story condominium building encompasses 125,000 SF and has 76 residences with sweeping city views. To get in front of the expedited schedule, the large conduits were coordinated by Pat Noble, then bent at State Electric’ Prefab Shop before the building was even out of the ground. The prefab team designed and built all of the unit panels and branch circuitry as well. The rooftop Sky Lounge area can be seen from the expressway at night with glowing wall mounted LED lights. The resident amenities at Siena include the rooftop Sky Lounge, fitness center, and a concierge.
State Electric’s Low Voltage Systems Group installed all of the voice and data cabling on floors 2-6 of the AC Marriott Hotel throughout the summer of 2017, under the direction of Project Manager CJ Quinn and General Foreman Rob Panasuk. The ground level was completed in the fall and included the installation of a complex AV System that was spearheaded by Foreman Scott MacPherson. Scott also managed a team of technicians that included Eileen Henry and Bill Wong, to install the voice and data cabling at the hotel. The Siena Condos’ low voltage cabling was managed by Foreman John Irvine and Project Manager Jim Fitzgerald. Bill Larkin handled much of the access control and CCTV cabling, as Eric Dubuque installed the voice and data cabling.
Since our crews began working at Ink Block in 2013, State Electric has logged over 200,000 man hours! During that time our Commercial Division has helped transform a parcel of land in the South End into a vibrant residential and retail hub. That’s something our team should really be proud of.
