Sepia at Ink Block includes 83 luxury condominiums. The eight-story building of brick, glass and steel includes multiple variations of floor plans, beginning with studios ranging from 503 to 525 SF to three-bedroom units with three baths and 1,962 SF of living space. In addition to covered parking, Sepia has a private roof deck with a gas grill and, on the second floor, a club room with a fireplace and accompanying kitchen and a fitness center. The building has a 200A/480V service with load centers in each unit, 250KW roof mounted emergency generator, fire alarm, security and access card system, and high end amenities (fixtures, devices etc.) throughout. The project was completed in October 2015.
The project was immediately challenged when contaminated soil was discovered during the excavation operation of one of the buildings which made it necessary to re-sequence the planned phasing of construction of the 4 (four) Ink Block Buildings. With incoming home owner’s demands for additional amenities, it was imperative the project team was able to make adjustments on the fly while maintaining the project schedule and staying within budget.
State Electric maintained a clear and concise communication stream with the construction manager. Internally State Electric set up tracking systems to stay current to insure all changes and modifications were processed in an expedient manner and construction documents were kept current to insure the field was kept fully informed to avoid rework and delays.
